The search parameters used for our reports are customized to your property, and only your property! We set up the search parameters and analyze the search data as if we were hired to complete the appraisal. If the first search parameter doesn't work, we keep working until we get the most appropriate sales for your property. This is by far the best tool you can have before you pay $500 for an appraisal.
The report you receive includes all of the appropriate sales in your area, not just the ones that were listed on MLS. Our report will indicate which sales were Bank Owned, which may or may not play a key role in determining an applicable price range for your home.
Our report is complete with a colored map showing the location of your property, as well as, all the comparable sales that are appropriate and comperable to your property. The comparable sales will include the pertinent information about each property so you can see exactly what the differences are between your property and the current sales.
