What is property tax reassessment?

Some homeowners are unaware that, Per Proposition 8, homeowners in California are entitled to file an appeal to have their properties reassessed to a Fair Market Value that more accurately reflects the current and lower property values. Your current property tax bill is based on the original cost of your property, plus any increase that the county assessors' office deemed appropriate over the years. Based on these facts and given the record number of foreclosures and the declining values taking place throughout the state, there is a probable chance that your property bill is higher than it should be. A reduction in the assessed value of your property could mean a substantial reduction in your property taxes.

Many of the county assessors' offices automatically reduced the property taxes for homeowners in certain hard hit areas. However, after reviewing these reductions it was apparent to many of the homeowners that the values were not reduced to the same level as the actual decline in value, thus still costing the homeowner to much in property taxes.

One of the initial steps you need to take before filing for a reassessment is to be educated about your home's price range and to have reliable facts to back it up. If you're thinking of an appeal you must know what the estimated price of your property is as of January 1st of the year in which you are filing. Example: You would like to file a request to reduce your property taxes for the 2009 tax year. Then your appeal must be based on the value of your property as of January 1, 2009. Check your local area for filing deadlines.
